We're glad you chose VPMG to manage your rental property. Our onboarding process is designed to be smooth, efficient, and transparent — so you know exactly what's happening at every step. From signing your management agreement to placing your first tenant, the entire process typically takes 2–4 weeks, depending on your property's condition and current occupancy status.

Sign the Management Agreement
The first step is signing your Property Management Agreement. We'll send you a digital copy to review at your own pace. The agreement outlines our responsibilities, your responsibilities, our 8% flat fee, and the terms of our engagement. We're happy to walk through any section with you before you sign.
Once signed, you'll be officially onboarded as a VPMG client and we'll immediately begin the next steps.
Property Assessment & Move-In Inspection
We schedule a property walk-through with you (or independently if you prefer) to assess the current condition of the home. We document the property with photos and video, note any items that need attention before listing, and provide recommendations for improvements that could increase your rental rate or attract better tenants.
This baseline documentation also serves as the official move-in condition report, which protects you when it's time to assess security deposit deductions at move-out.
Set Up Your Owner Portal
You'll receive an invitation to create your owner account on the Rentvine platform — the property management software we use for rent collection, maintenance tracking, financial reporting, and owner-tenant communications.
Through your portal you can view: lease details, rent payment history, maintenance requests and their status, inspection reports with photos, monthly owner statements, and year-end financials — accessible 24/7 from any device.
You'll also set up your ACH bank account information so that rent disbursements go directly to your account each month.
Prepare the Property for Rent
Based on our assessment, we'll coordinate any necessary cleaning, touch-up repairs, or improvements to get your property rent-ready. Our goal is to present your home in the best possible condition to maximize your rental rate and minimize time on market.
We work with a trusted network of local vendors for painting, cleaning, landscaping, and minor repairs. All work is quoted competitively and invoiced at actual cost — no markups.
For occupied properties transitioning to our management, this step focuses on documentation and relationship transfer with the existing tenant.
Market & Lease Your Property
Once the property is ready, we photograph it professionally and build an optimized listing. Your vacancy is distributed across Zillow, Trulia, HotPads, Apartments.com, and dozens of additional platforms simultaneously.
We schedule and conduct showings, screen every applicant thoroughly (credit, background, income verification, rental history), and present qualified applications to you for approval. We prepare the lease agreement and conduct the move-in walkthrough with your new tenant.
Our average days on market for Clark County properties is under 21 days when priced appropriately. We provide a free rent analysis upfront to ensure your listing is competitive.
Ongoing Management Begins
With a tenant in place, your property moves into active management. Rent is collected online through the tenant portal each month. Your disbursement is processed and sent to your bank account, accompanied by a detailed owner statement.
From here, we handle all day-to-day management: tenant communications, maintenance requests, 9-month inspections, lease renewals, and financial reporting. You receive monthly statements and have 24/7 access to your owner portal. We take it from here — so you don't have to.
What You'll Need to Provide
To get started, please have the following information ready when you sign your management agreement:
- Property address and access information (keys or lockbox code)
- Existing tenant information if the property is currently occupied (lease copy, contact info)
- HOA information if applicable (contact, fees, rules, CC&Rs)
- Information about any current service contracts (pest control, lawn care, etc.)
- Bank account information for ACH rent disbursements
- Insurance information for the property (we recommend landlord/rental dwelling coverage)
- Any known deferred maintenance or ongoing issues with the property
How Long Does Onboarding Take?
For a vacant property in move-in ready condition, the full onboarding process — from signed agreement to placed tenant — typically takes 2 to 3 weeks. For properties that need preparation work or are in unique market conditions, it may take a bit longer. We'll give you a realistic timeline upfront based on your specific situation.
For occupied properties transitioning to VPMG management from self-management or another company, the onboarding typically takes 1 to 2 weeks — we handle the tenant notification and portal transition as part of our process.
Frequently Asked Questions
Do I need to be present for the property inspection?
Not necessarily. If the property is vacant and you'd like to provide access, you're welcome to join us. We can also coordinate entry with a lockbox or key handoff. If the property is occupied, we coordinate the inspection with your existing tenant.
What if my property needs repairs before it's rent-ready?
We'll outline specific recommendations after the assessment and give you a cost estimate before any work begins. You can choose to handle repairs independently or allow us to coordinate through our vendor network at actual cost with no markup. There's no pressure to over-renovate — we'll tell you what's actually worth doing to increase rental value.
Can I switch to VPMG if I already have a tenant in place?
Absolutely. We handle mid-tenancy transitions regularly. We'll review the existing lease, conduct a condition assessment, notify your tenant of the management change, set them up on the Rentvine tenant portal, and take over all management functions seamlessly from the current arrangement.
What happens if I want to sell the property later?
That's your decision to make at any time. Our management agreement can be terminated with proper notice. We can also coordinate with a listing agent if you need help connecting with a real estate professional. We're here to serve your long-term investment goals, whatever they may be.
