Every adult occupant (18+) applies through our secure Rentvine portal. We collect employment and income documentation, rental history, government-issued ID, and authorizations for credit and background checks. Applications are processed within one business day.
We pull a full credit report, verify income at 2.5× the monthly rent, conduct a nationwide criminal background check, and contact prior landlords directly. Every criterion is documented and applied consistently to every applicant — protecting you legally and ensuring a thorough evaluation.
Once screening is complete, VPMG presents our recommendation to you — approve, conditionally approve, or decline — with the supporting data. If an application is declined, we notify the applicant in writing with the reason, in compliance with FCRA requirements.
VPMG prepares a comprehensive Washington State-compliant residential lease reflecting current RCW 59.18 requirements — lease term, rent amount, pet policy, maintenance responsibilities, and all required addenda. This is a professionally prepared legal document, not a form lease.
All adult occupants sign the lease through the Rentvine portal. The security deposit and first month's rent are collected before key handover and held in a dedicated trust account in compliance with Washington State law. Every tenant receives a fully executed copy.
Before handing over keys, VPMG conducts a detailed move-in inspection — every room, fixture, and surface documented with written notes and dated photographs. The tenant reviews and signs the report. This is the baseline record used to assess any damage claims at move-out.
Every adult occupant (18+) submits a separate rental application through our secure Rentvine portal. Applications are completed online and collect:
Employment and income information with supporting documentation
Rental history and contact information for previous landlords
Authorization for credit and background checks
Government-issued photo ID and proof of income
Personal references
Completed applications are reviewed and processed within one business day. Application fees cover the cost of third-party screening and are non-refundable.
Security deposits are collected at lease signing and held in a dedicated trust account in full compliance with Washington State law. VPMG provides tenants with a written receipt and all required statutory information. Deposits are held until move-out, then reconciled against any documented damage beyond normal wear and tear.
