We love pets — but conditions apply. Here's everything you need to know before applying with a pet at a VPMG-managed rental.

General Pet Policy

Pets Welcome — Where Permitted

We love animals and are happy to accommodate pet-owning tenants in many of our properties. Most of our rentals allow up to two pets, though this varies by property — some may allow more, while others are pet-free at the owner's discretion.

Rather than a deposit, we charge a simple monthly pet fee: $25/month per pet, with some large dogs up to $50/month. Service dogs are always welcome and are never subject to any fees.

All pets must be disclosed at the time of application. Bringing an unauthorized pet into a rental unit is a lease violation and may result in additional fees, required removal of the pet, or termination of tenancy.

What You Need to Know

$25/mo

Monthly Pet Fee

Instead of a deposit, we charge a straightforward monthly pet fee of $25 per pet. This is added to your rent each month and keeps things simple — no large upfront costs, no deposit disputes at move-out.

$50/mo

Large Dog Fee

Some large dog breeds may warrant a higher monthly fee of up to $50/month, depending on the property and the animal. This is determined on a case-by-case basis and will be disclosed before you sign your lease.

Typical Pet Limit

Most properties in our portfolio allow up to two pets. Some properties may accommodate more, and some do not permit pets at all. The specific limit is always noted in the property listing — check before you apply.

Restricted Breeds

Certain dog breeds are not permitted in any VPMG-managed property due to insurance and safety requirements. A full list of restricted breeds is provided below. If your dog's breed is on the list, please contact us before applying.

Service Dogs

Service animals are welcome at all VPMG-managed properties, regardless of any pet restrictions. We do not charge any fees or require any deposit for service dogs. Documentation may be requested in accordance with fair housing guidelines.

Pet Disclosure

Every pet must be disclosed on your rental application at the time of submission — species, breed, age, and weight. Undisclosed pets discovered during an inspection are a lease violation. Notify VPMG in writing before acquiring any new pet after move-in.

Restricted Breeds

The following dog breeds are not permitted in any VPMG-managed property. This list is based on insurance carrier requirements and is not subject to exceptions.

This list may not be exhaustive. Mixed breeds displaying physical traits of restricted breeds may also be subject to review. Service dogs are exempt from all breed restrictions.

Tenant Responsibilities

Tenants with pets are responsible for ensuring their animals do not negatively impact the property, neighbors, or community. By including a pet in your application, you agree to the following:

Keep pets contained and prevent nuisance or disturbances to neighbors.

Clean up pet waste promptly from yards, common areas, and surrounding property.

Prevent pets from causing damage to the interior or exterior of the property.

Ensure pets are licensed and vaccinated in accordance with local ordinances.

Notify VPMG immediately if a pet bites a person or another animal on the property.

Notify VPMG in writing before acquiring any new pet after move-in.
