What We Look For In A Tenant

Our renter criteria have been meticulously formulated to gauge potential tenants based on various factors. These include credit rating, which helps us understand their financial responsibility; income stability to ensure they can meet rent payments consistently; and eviction records to check for past rental issues. We also review criminal history for safety concerns, confirm employment to validate income sources, and examine the thoroughness of their application to assess their attention to detail and sincerity. This comprehensive evaluation helps us ensure a safe and reliable community for all residents.

650 Credit Score

In order to ensure timely rental payments, our requirement for a credit score has been set at 650 or above. However, we understand that financial situations may vary, so we offer alternatives for lower scores such as the option for a co-signer. Our goal is to provide equal opportunity for all individuals seeking a place to call home.

2.5x Income/ Rent Ratio

One of the key elements of our rental application process is ensuring that our tenants have a stable income. To ensure this, we require a minimum income to rent ratio of 2.5x or greater. This industry-standard requirement is in place to help us ensure our tenants can comfortably afford their rent payments and reduce the risk of default.

No Prior Eviction History

We prioritize providing housing options for tenants without any eviction history. Eviction records often indicate previous challenges in meeting rental obligations, whatever the reason. By implementing this policy, we strive to protect the interests of our investors who trust us to find reliable tenants for their properties. No exceptions apply.

Complete Applications

A complete application includes accurate and up-to-date personal information, employment and income details, rental history, and references. Additionally, applicants must provide any necessary supporting documentation, such as proof of income, a valid photo ID, and references from previous landlords. Applications must be fully filled out and submitted by the specified deadline.
