Second, a one-time tenant placement fee of 50% of the first month's rent — charged only when we need to find and place a new tenant. That's it. The placement fee covers the full cost of finding and placing a qualified tenant: professional photography of your property, listing distribution across Zillow, Realtor.com, Redfin, and 30+ additional platforms, scheduling and conducting showings, running comprehensive tenant screening (credit, background, and income verification), preparing the lease agreement, and completing the move-in walkthrough with condition documentation. No. Our 8% fee is based on rent collected. If the property is vacant and no rent is coming in, you owe us nothing. We only earn when you earn — which means it's directly in our interest to fill vacancies quickly and keep good tenants in place.
Never. When we coordinate a repair, you pay exactly what the contractor charges — nothing more. Every invoice is passed through transparently in your monthly statement. We work with a trusted local vendor network that provides fair, competitive pricing, and we have no financial incentive to recommend work you don't need.
Yes. Lease renewals — including market rent evaluation, renewal negotiations with tenants, and updated lease document preparation — are fully covered by your monthly management fee. There is no separate renewal fee or administrative charge.
Through the Rentvine owner portal, you can view real-time lease details, rent payment history, maintenance requests and their current status, inspection reports with photos, monthly statements, and year-end financial summaries. Access is available 24/7 from any device.
We believe in earning your business every month. Management agreements can be terminated with proper notice as outlined in your management contract. There are no long-term lock-in penalties or cancellation fees — just professional courtesy and a smooth transition if you choose to move on.
