What Are Cookies?

How VPMG Uses Cookies
The VPMG Property Management website (propertymanagementvancouverwa.com) uses cookies and similar technologies for three purposes: to make the site work, to understand how visitors use it, and to measure and support our advertising. The advertising and measurement tools we use are named individually below, so you can see exactly what runs and decide what to do about it.
Most of these tools do not load at all until you interact with the page (a scroll, tap, click, or key press). If you open a page and leave without interacting, generally only the essential parts of the site have run.
Functional Cookies
Functional cookies enable basic website functionality and improve your experience as a visitor. These may include:
- Remembering your browser or device preferences (such as preferred language or display settings)
- Maintaining the state of any forms or inputs across a session so that you do not lose progress

Advertising and Measurement Cookies and Pixels
VPMG advertises online, and we use the following tools to measure whether that advertising works. These are advertising technologies operated by third parties. They set cookies and use tracking pixels, and the companies that operate them may use the data they collect to build profiles and show you ads on their own platforms and on other websites you visit.
- Meta Pixel (Facebook and Instagram) — Loads on every page once you interact with it, and records that you visited. If you submit a form and reach a confirmation page, it also records that as a lead. Meta may use this to measure our ads, to show you our ads on Facebook and Instagram, and for its own purposes under its data policy. If you have JavaScript disabled, a small image beacon serves the same purpose.
- Google Ads — Loads only if you arrived from a Google ad (or previously did, within the life of the resulting cookie). It records whether an ad click led to an enquiry. When you submit a form, the email address and phone number you provide are also sent to Google for this measurement, a feature Google calls enhanced conversions. Visitors who arrive from search results, a link, or by typing our address do not load Google Ads.
- Google Tag Manager and Google Analytics — Loads on interaction and manages the tags above alongside our analytics. Google's advertising domains may also be contacted as part of this.
- OpenAI Ads pixel — Loads on interaction and is used to measure advertising we run through OpenAI.
To be plain about what this means: these are third-party advertising tools, they can follow you to other websites, and we do share data with them for advertising measurement. We do not sell your personal information, and we do not share it with data brokers.
Our website also contains links to social media platforms and third-party services (such as the Rentvine tenant portal). We do not control any cookies those external sites may place on your device. Please review the cookie and privacy policies of any third-party site you visit through links from our website.
Third-Party Services and Their Cookies
Our website uses Google Fonts to load web fonts. Google's servers may receive your browser's request for font files, which may involve Google setting a cookie or accessing information about your browser. If you use our tenant or owner portals, those are hosted by Rentvine and operate under Rentvine's own cookie and privacy policies. VPMG has no control over the cookies Rentvine uses within their portal environment.
How to Control and Delete Cookies
You have the ability to control and delete cookies through your browser settings. Most modern browsers allow you to:
- View what cookies are stored and delete them individually or all at once
- Block all cookies from being set
- Block third-party cookies while allowing first-party cookies
- Set your browser to notify you when a cookie is being placed, allowing you to accept or reject it

Opting Out of Analytics and Advertising
Alongside your browser's cookie controls, you can limit these tools directly:
- Google Analytics — install the Google Analytics Opt-Out Browser Add-on at tools.google.com/dlpage/gaoptout, which stops Google Analytics from sending information about your visit.
- Google Ads — adjust or turn off ad personalization at myadcenter.google.com.
- Meta (Facebook and Instagram) — review your ad settings at accountscenter.facebook.com/ads.
- Browser-level — blocking third-party cookies, or using a browser with tracking protection, prevents most of the tools above from working. Because they load only on interaction, they also do not run if you leave a page without interacting with it.
Opting out of these does not stop you seeing ads. It limits the data used to measure and personalize them.
