Our Commitment to Equal Housing Opportunity
VPMG Property Management is firmly committed to the principles of fair housing. We believe that every person has the right to seek housing free from discrimination, and we hold ourselves and everyone we work with to that standard. Our commitment is not merely a legal obligation — it reflects our fundamental belief in treating all people with dignity, respect, and equal opportunity.
VPMG operates as an Equal Housing Opportunity provider. We do not discriminate in the rental, sale, management, or advertising of housing on the basis of any characteristic protected by law.
Federal Fair Housing Act
The federal Fair Housing Act (Title VIII of the Civil Rights Act of 1968, as amended) prohibits discrimination in the sale, rental, and financing of housing based on seven protected classes:
- Race
- Color
- National Origin
- Religion
- Sex (including gender and sexual harassment)
- Familial Status (including families with children under 18, pregnant women, and individuals in the process of securing custody of children)
- Disability (including physical and mental disabilities, and requiring reasonable accommodations and modifications)
These protections apply to all aspects of the rental process, including advertising, applications, tenant screening, lease terms, maintenance responses, renewal decisions, and eviction proceedings.
Washington State Fair Housing Law
Washington State law (the Washington Law Against Discrimination, RCW Chapter 49.60) extends fair housing protections beyond the federal minimum. In Washington, it is unlawful to discriminate in housing on the basis of all federal protected classes plus:
- Marital status
- Sexual orientation
- Gender identity or expression
- Veteran or military status
- Use of a Section 8 voucher or other rental assistance (source of income)
- Honorably discharged veteran status
- Sensory, mental, or physical disability
VPMG fully complies with Washington State's broader fair housing protections. We do not refuse to rent to qualified applicants who use housing vouchers or rental assistance programs, and we do not treat voucher holders any differently in our application review process than non-voucher applicants.
What We Do Not Do
VPMG and our staff, contractors, and representatives will never:
- Refuse to rent, negotiate with, or show a property to a person because of a protected characteristic
- Use different application standards, fees, or processes for applicants based on protected class
- Make, print, or publish any advertisement that indicates a preference for or limitation based on protected class
- Represent that a unit is unavailable when it is available, for any discriminatory reason
- Deny a reasonable accommodation request from a person with a disability without engaging in a good-faith interactive process
- Retaliate against any person who has exercised their fair housing rights or filed a complaint
Reasonable Accommodations and Modifications
VPMG is committed to providing reasonable accommodations and modifications for tenants and applicants with disabilities, as required by law. A reasonable accommodation is a change in rules, policies, or procedures to allow a person with a disability equal opportunity to use and enjoy a housing unit or common area. A reasonable modification is a physical change to a unit or common area.
Tenants or applicants who need a reasonable accommodation or modification should submit a written request through the Rentvine tenant portal or by emailing info@vancouverpmg.com. VPMG will respond to all accommodation requests promptly and in good faith. We may request documentation supporting the need for the accommodation when the disability or disability-related need is not apparent, but we will not request information that is overly intrusive or not relevant to evaluating the request.
Fair Housing Training
VPMG maintains ongoing education and awareness of fair housing law as part of our professional practice. Our designated broker holds a Washington State real estate license and keeps current with continuing education requirements, which include fair housing law updates. We apply fair housing principles consistently across all transactions and interactions.
